Our Process
Introduction
A builder wants to make a great
first impression, but in dealing with a future friend, it
is more important to start a relationship built on trust.
Some builders tell the client or potential client what
they think the client wants to hear in order to secure a
quick commitment. My approach is different, and it has
your best interest at heart: I will do the best that I
can for you.
Plans and Specifications
How much will it cost?
How long will it take? These are the first questions
every prospective client asks me, and my answer is very
important. As a reputable builder, this is not the time
for me to secure the deal, because underestimating cost
and construction schedules would destroy the trust that I
want to build with all my clients. Therefore, my answer
will always be, "First, I need a set of plans and
specifications."
Do I Need an Architect or Designer?
They are
professionals, and they can help. If you don't have one
of your own, I have working relationships with
architects, designers, engineers and interior designers
who would welcome the opportunity to assist you.
Meeting on your Lot
I prefer to meet each client
on the jobsite for a simple introduction. This is an
opportunity to meet in a casual environment that lends
itself to visualizing options dealing with job concepts.
At this time, I will need plans, specifications and
design requirements. Using this information I can see how
detailed the job will be, and be able to estimate
construction schedules.
I will Review your Architectural Plans
As I
review the plans and specifications, this is a good time
for you – the client – to start what I hope will be the
beginning of a fun working relationship. I will assist
you personally with the selection process, or would be
very happy to introduce you to an appropriate interior
designer. Choosing the interior appointments – such as
appliances, bath hardware, door hardware, flooring and
trim details – puts you one step closer to getting the
information you need. Once the basic selections have been
made, I will be able to give you a basic price estimate.
What is in the Contract?
A dialogue has now been
set in motion. The contractor fee will need to be
discussed and then a contract drawn. I am very open about
what I earn on my construction projects, eliminating all
guesswork. "How much did my builder really make on this
house?" That seems to be the root of almost all failed
builder/client relationships. With that behind us, we can
focus on what really matters on a jobsite – quality of
construction, needs, and expectations.
Fee-Based Construction
With a fee-based
construction contract, in the end, you – the client –
will get the materials you agreed upon when signing your
new home contract. This is a simple open-book policy that
will let you keep accurate accounting records of your
most important asset. By taking the question mark out of
the builder's fee, everyone is informed and the dollar
factor is off the table. After all, you get what you paid
for – and that is what really matters. Trust is
established and a constructive dialogue prevails.
During Construction
During construction, we will
be in constant communication concerning construction
progress, construction changes, construction budget and
any questions that you might have. I will always be your
contact person, as I am on the jobsite daily. I will work
to keep the construction of your new home on schedule,
with quality and workmanship as the top priority.
Construction Schedule
To avoid any unnecessary
delay, final decisions on many construction items will
need to be made well in advance of their installation or
implementation. A detail of your home's construction
schedule will be specified once the selection process is
completed. I will always focus my attention on you and
your home with quality as the primary
requirement.Although time is of the essence, quality
needs to come first.
Inspections
Your home will be constructed to your
satisfaction. As a registered builder in the State of
Texas it is my duty to build your home in accordance with
all national, state and local codes. The results of
periodic inspections will be made available to you – the
client – as soon as available. Private third-party
inspections are always recommended.
Closing
As we reach the completion of your new
home many questions may arise. Please be assured that I
will address every last detail to your satisfaction.
After the Closing
After your new home is built,
unless you are satisfied I won't be satisfied. I will
always do my very best to give you the result you want. I
will warrant your home in accordance with Texas
residential law.
